    2. We will ensure that the document gets filed at the county within 2-5 business days and the recording information will be sent back to you upon the completion of the recording
    3. The original stamped and recorded document will then be mailed back to your office of choice

  • Common Names/Corporate Ownership
    1. If more than 500 documents need reviewed resulting in over 5 hours of labor, a fee increase may need to be assessed in order to continue
  • 20+ Acres
    1. Properties that are excessive in size usually have complex deed chains and a higher level of liability involved. It is for this reason we may need to negotiate fees for searches against properties exceeding 20 acres.
  • $1,000,000 Liability
    1. Properties that exceed $1,000,000 in liability generate greater revenue on the title and escrow side (due to the liability and professionalism required for such searches). It is that reason that any property exceeding $1,000,000 in mortgage liability may be subject to a potential fee increase request
  • Full Copies
    1. Most of our clients prefer a flat fee so that they can better predict their margins. We attempt to accommodate this need by absorbing the copies costs into our pricing structure. It is when full copies are needed that we are not able to absorb the expense. The national average for county copy cost is $1 per page. To make it easiest for our clients, we charge $1 per page in addition to our standard fee, whenever full copies are needed
  • Commercial Property
    1. Our team has been trained and focused on residential property. We aim to specialize in this field and have yet to expand into the commercial arena. At this time we are not able to process commercial searches
  • Document Recordings
    1. We will receive the original document that needs filed at the county and will verify the appropriate recording fees have been sent along with it
    2. We will ensure that the document gets filed at the county within 2-5 business days and the recording information will be sent back to you upon the completion of the recording
    3. The original stamped and recorded document will then be mailed back to your office of choice
